Richard Bereck has owned and operated a commercial construction company, negotiated with contractors for decades, and managed the details most clients only encounter once every ten or fifteen years.

When he visits the site prior to lease execution, he identifies tenant exposures such as conditions above the ceiling, slab conditions, MEP infrastructure, and environmental concerns — building systems the lease language will make the tenant responsible for.
